We happened into this vacation rental management thing by a little bit of luck and a lot of love.

We wanted a weekend property in the Texas Hill Country where we could host our family and friends and make happy memories to last a lifetime. We set out to find the perfect property, and realized, the property didn’t exist. So we spent 2 years building the perfect property, and then we realized, those adorable kids who we wanted to spend every weekend and every vacation with at our new house? They were now young teenagers, had big lives of their own, and didn’t want to spend time with us! Our weekend visits to our dream hill country property became more and more limited. So, like so many other 2nd home owners, we thought… “Let’s rent it!”.

We interviewed multiple property managers, and went with, who we thought, was the best fit. But, 30 days into the relationship, we realized no one cared about our property as much as we did. The caliber of guests was low. Light fixtures and furniture constantly broken, and always an argument to get reimbursed. So, we switched companies, and that took a month to switch over, more vacancies, and the new company… they were even bigger. It was impossible to quickly adjust rates to adapt to the market. Their data didn’t correlate with our local property market and they were charging our guests outrageous fees to stay at our house over and above the nightly rent. (no wonder it wasn’t booking!)

So, then we had the big idea – let’s do it ourselves. Turns out, we are very, very, VERY good at this! We increased nightly rates AND increased bookings. We created relationships with guests – and it was FUN. Guests were actually quite pleased to have a real live person booking their stay and not a large company. When there was a problem, we handled it swiftly and effectively and still managed 5 star reviews.
